Convenient location. A multitude of uses. A residential component to a commercial building could be built on the lot, but the commercial would need to be a primary use. So, if a person built a 2-3 story structure with residential on the 2-3 floors, that would be fine as long as the business space is on the bottom floor with any permitted uses allowed by the village.
